1. Booking and payment
A booking is confirmed when we issue a written confirmation (by email) and a deposit of 25% of the rental fee has been received.
The balance is due 10 weeks before arrival. For bookings made within 8 weeks of arrival, the full balance is payable at the time of booking.
Payments can be made by bank transfer, credit/debit card, or other agreed methods.
2. Cancellation policy
Cancellations must be made in writing (email).
- More than 10 weeks before arrival, full refund
- Less than 10 weeks before arrival no refund
Guests are advised to take out travel insurance. If we cancel due to events beyond our control, a full refund will be given.
3. Arrival & departure
Check-in: from 3:00pm on the day of arrival.
Check-out: by 11:00am on the day of departure.
Early check-in/late departure may be possible by prior arrangement.
4. Guest responsibilities
- Guests must leave the property clean and tidy.
- They are responsible for any damage or loss caused during their stay.
- Occupants must not exceed those stated on the booking confirmation.
- No parties, events, or unauthorised visitors.
- No smoking/vaping indoors.
- Pets are permitted if agreed in advance.
5. Use of the property
- The rental is a holiday let only and does not create a tenancy.
- The property must not be used for illegal or commercial purposes.
- Quiet hours: 10:00pm–8:00am.
6. Liability
- We are not liable for injury, loss, or damage to Guests, belongings, or vehicles unless caused by our negligence.
- We are not liable for interruptions to utilities beyond our control.
- Guests should ensure their possessions and vehicles are insured.
7. Facilities & natural environment
- Our lodges are in a natural setting. Guests must take care around uneven ground, wildlife, and water.
- Children must be supervised at all times.
- Dogs must be kept on a lead at all times in our grounds and communal guest areas
- Firepits, BBQs, and hot tubs must be used responsibly in line with safety instructions.
8. Complaints & issues
Any issue must be reported immediately during your stay so that we can attempt to resolve it.
Complaints raised after departure cannot be compensated if we were not given the opportunity to help at the time.
9. Force majeure
We cannot accept liability or pay compensation for cancellations or changes caused by events beyond our reasonable control (e.g., extreme weather, pandemics, government restrictions).
10. Governing law
These Terms & Conditions are governed by Welsh and English law. Disputes will be subject to the courts of England and Wales.
11. Damage deposit
A refundable security deposit of £150 per lodge is required (payable with final balance). This will be refunded within 7 days after departure if the property is left clean and undamaged. Deductions may be made for breakages, stains, additional cleaning, or breaches of smoking/pet rules.
12. Hot-tubs, BBQs & firepits
- Guests must follow safety instructions provided.
- Hot tubs may be used between 8:00am–10:00pm.
- No children under 5 years in hot tubs
- Children must not use the hot tub unsupervised.
- No glassware near hot tubs, BBQs, or firepits.
- Guests must extinguish firepits/BBQs after use.
- We may close facilities for safety/maintenance without compensation.
13. Environmental & Eco Guidelines
- Guests must dispose of waste responsibly using recycling bins.
- Avoid littering or disturbing wildlife.
- Use eco-friendly products where possible.
- Respect quiet hours and the natural landscape.
- Switch off lights and conserve water where possible.
